Our Bespoke Metal Loft Hatch is a precision-made, high-quality solution, custom-fabricated to your exact measurements, delivering superior airtightness and full compliance with Building Regulations Part L.

Thermal & Airtightness Performance:

• U Value & Compliance: The lid is filled with 50mm of exposed mineral wool insulation, achieving a tested U value of 0.32 W/m²K, fully compliant with Part L of the Building Regulations (Conservation of Fuel and Power).
• Draught Resistance: Features a concealed compression seal between the door and frame, resulting in an incredible airtightness rating critical for reducing heat loss and preventing cold air draughts.

Bespoke Sizing & Installation Guidance:

• Custom Measurement: Hatch is custom-made based on the length and width of your loft opening (joist to joist) in mm, less a 5mm deduction for fitting tolerance (required at the time of order).
• Frame Extension: The standard external frame extends 25mm beyond the opening dimensions but can be extended to 50mm if required (offered during ordering).
• Dual Lock Recommendation: For widths exceeding 750mm on the hinge side, we recommend two locks to ensure the optimal tight draught seal.

Construction & Finish:

• Construction: Fabricated from corrosion-resistant 1mm Zintec Steel with a 63mm frame depth. All hinges and fixings are concealed.
• Finish & Aesthetics: Precision-made with a mitred frame, powder-coated in RAL 9016 White with a 20% gloss (satin finish) for a subtle, clean aesthetic with a minimal 7mm protrusion from the ceiling.
• Locking Options: Available with the Standard Tri-drive lock (with O-ring seal for ultimate airtightness) or a Key lockable option. Both feature a chamfered cam for progressive pressure and maximum airtightness.
